Terms and Conditions of Stay

Please read the property regulations carefully before booking.

1. Cancellation Policies

Booking confirmation implies acceptance of the following cancellation and no-show clauses:

Deposit Payment Only

In case of cancellation, withdrawal or no-show, the entire amount paid as a deposit will be retained and not refunded.

Full Amount Payment

If the guest has paid the full amount of the stay during the booking phase, the following penalties apply based on the cancellation timing:

  • Within 7 days of check-in: 50% of the total amount is retained. The remaining 50% will be converted into a voucher (credit) usable for a future rescheduling of the holiday, subject to the successful resale of the canceled period.
  • Within 15 days of check-in: 20% of the total amount is retained. The remaining 80% will be converted into a voucher (credit) usable for a future rescheduling of the holiday, subject to the successful resale of the canceled period.

2. Payments and Check-in

  • Balance of the Stay: The balance of the agreed amount must be paid strictly upon arrival in cash, or via advance bank transfer (with beneficiary value date credited at least 7 days before check-in).
  • Key Delivery: Failure to present the balance in cash at check-in, or failure to credit the transfer within the indicated terms, will result in the non-delivery of keys and prevention of access to the property.
  • Security Deposit: At the discretion of the Management and based on high season periods, a security deposit of € 200.00 in cash may be requested upon arrival. This sum will be returned within 7 days of check-out, subject to verification of the absence of damage to the property and furnishings.
  • Mandatory Online Check-in: All guests are required to complete the online check-in procedure before arrival, providing photos of valid identity documents of all lodgers and a selfie with the document in hand for identity verification.

3. Behavioral Rules and House Rules

Respect for the structure and other guests is fundamental to ensure a pleasant stay for everyone.

  • External Guests: Access to the property and services is reserved exclusively for persons regularly registered in the booking. External guests or unauthorized visits are not allowed.
  • Public Quiet: Please avoid shouting, disturbing noises and noisy behavior during the night and morning hours, from 24:00 to 09:00.
  • Fire Ban: It is strictly forbidden to light fires or use charcoal barbecues on windy days, to ensure the safety of the surrounding botanical park.
  • Parking: Each apartment is assigned only one reserved parking space. Parking in unassigned spaces or in a way that hinders the maneuvering of other cars is prohibited.

4. Cleaning and Recycling

Guests are required to manage the apartment with care and cleanliness.

  • Recycling: Waste sorting is mandatory. All rubbish produced during the stay must be removed from the apartment and personally delivered to the municipal ecological island located 200 meters from the structure.
  • Property Return: At check-out, the apartment must be left in order. In particular:
    • The sink and cooktop must be free, clean and free of scale.
    • All dishes must be washed and put away.
    • The refrigerator must be emptied of all food items.
  • Laundry: A cold water washing machine is available for free use in the common laundry area. Please vacate the machine immediately at the end of the cycle and clean the filter after each use.

5. Penalties for Non-Compliance

Failure to comply with the rules set out above will result in the charge of the following penalties, which may be deducted from the deposit or requested as a supplement:
